Estimate loan constraints, project cost and potential margin
Model purchase price, rehab, ARV, financing limits, carrying costs and sale expenses. Results are educational—not a quote, appraisal or approval.
Educational estimate only. This tool is not a loan quote, appraisal, profit forecast or approval. It assumes the selected percentages are available and uses an average outstanding rehab balance for interest. Actual draws, interest, points, fees, closing costs, taxes, insurance, repairs, sale price, market time and lender limits will differ.
ARV, LTC and LTARV
Why the maximum loan is not based on one number
A lender may limit the loan by purchase price or total project cost and also by after-repair value. The financeable amount is generally the lowest result after all applicable tests.
The investor still needs enough cash for the required contribution, closing costs, interest, deposits, contingency and any expense not approved for financing.

Miami Fix and Flip Loan Questions
What is a fix-and-flip loan?
A fix-and-flip loan is short-term, business-purpose financing for a non-owner-occupied investment property that will be purchased or refinanced, renovated and then sold or refinanced. The lender evaluates the property, budget, after-repair value, borrower and exit strategy.
How do lenders calculate the maximum fix-and-flip loan?
Participating lenders commonly apply more than one limit, including a percentage of purchase price or total project cost and a percentage of after-repair value. The lowest applicable limit, plus borrower cash, credit, liquidity, experience and property requirements, determines proceeds.
Can rehab costs be included?
Potentially. Selected programs may finance up to 100% of an approved rehab budget, but renovation funds are commonly held back and released through draws as eligible work is completed. The borrower must plan for deposits, carrying costs and possible overruns.
Can a first-time investor qualify?
Some participating lenders consider first-time investors. Credit, equity, liquidity, contractor support, scope complexity and a credible exit can affect leverage, pricing and eligibility.
What is ARV?
ARV means after-repair value—the appraiser- or lender-supported value expected after the planned work is complete. It is not the investor’s target list price and is not guaranteed.
Can I keep the property as a rental?
Potentially. A fix-to-rent strategy may refinance the completed property into an eligible long-term rental or DSCR loan. The takeout is separately underwritten and is never guaranteed by the bridge approval.
Is Capwell Fix & Flip Loans Miami a direct lender?
No. The website is operated by Capwell Capital, a commercial financing broker and advisory firm. We organize scenarios and compare participating-lender programs; the selected lender makes the final decision.
Can this financing be used for a primary residence?
No. The programs discussed here are for business-purpose, non-owner-occupied residential investment properties, not consumer mortgages or owner-occupied renovations.
