Renovate, stabilize and hold

Fix-to-Rent and Bridge-to-DSCR Loans in Miami

Acquire and improve an eligible property with bridge financing, then pursue a long-term rental or DSCR refinance after completion.

Program overview

How this fix-and-flip option works

Fix-to-rent uses a renovation or bridge loan for acquisition and construction, with a long-term rental refinance instead of a sale as the intended exit.

Investors should model the future DSCR before purchase. Final value, rent, taxes, insurance, HOA, bridge payoff, seasoning and rates all affect the refinance.

A bridge approval is not a guarantee of takeout. Each lender makes a separate decision under guidelines in effect at that time.

Clear answers

Fix-to-Rent & Bridge-to-DSCR Loans Questions

Is the DSCR refinance guaranteed?

No. It depends on completed value, rent, PITIA, DSCR, credit, reserves, property eligibility and takeout guidelines.

Should I calculate future DSCR before buying?

Yes. Conservative rent, expense and payoff assumptions can reveal whether the rental exit has enough margin.

Must the property be leased first?

Some lenders accept appraiser-supported market rent; others require a lease or seasoning. The takeout program controls.

What if takeout is smaller than the bridge payoff?

The borrower may need cash, a lower bridge balance, a different lender, more time or a sale.
