Cost limit vs ARV limit

Use conservative property-specific inputs. Values update in your browser and are not transmitted unless you separately submit a contact form.

Educational estimate only. This tool is not a loan quote, appraisal, profit forecast or approval. It assumes the selected percentages are available and uses an average outstanding rehab balance for interest. Actual draws, interest, points, fees, closing costs, taxes, insurance, repairs, sale price, market time and lender limits will differ.

Understand the result

The financeable loan can be smaller than the headline percentage

A cost-based calculation starts with the purchase advance plus eligible rehab financing. An ARV-based calculation limits total debt to a percentage of the completed value. The lower result commonly controls.

Required cash also includes more than the down payment. Investors should plan for closing costs, points, interest, insurance, taxes, utilities, deposits, contingency, overruns and sale expenses.

The lender selects or approves the valuation, verifies eligible costs and makes the final credit decision. An online result cannot reserve pricing or create an approval.

Clear answers

Fix and Flip Calculator Questions

What does this fix-and-flip calculator estimate?

It compares a cost-based loan limit with an ARV-based limit, then estimates purchase contribution, rehab holdback, interest, sale costs, total project cost and a potential margin.

Does the maximum loan include the rehab budget?

The illustration includes a selected percentage of rehab, but the total loan is also constrained by the selected ARV limit. Actual lender proceeds and eligible costs may be lower.

Why is interest only estimated?

Actual interest depends on closing advance, draw timing, outstanding balance, rate, extension, payoff date and lender accounting. The tool assumes an average outstanding rehab balance and cannot reproduce a lender statement.

Is the projected margin a profit guarantee?

No. ARV, sale price, time, construction cost, carrying cost, fees and taxes can change. The output is only a sensitivity test for planning.

What is the difference between LTC and LTARV?

LTC compares the loan with cost, while LTARV compares it with the expected value after renovation. A lender may apply both, and the lower resulting loan can control.
